It's just too hard to keep up with things... especially parts like hardware and fixtures that get bought, partially used, stored, then finish installed (like mixers/trim kits)After banging our heads against the wall of material tracking with the big box places for a long, long time... we finally said 'no more' and sought alternative sources.

I actually did it myself and saved about 4 or 5K.There are three ways to make something lead free:Remove the surfaceCover the surfaceReplace the surfaceExamplesIf your old boiler has lead paint (and you plan to upgrade to central air) --> remove the boilerIf your basement I-beam (structural support) has lead paint --> cover the I-beam with drywall If your base trim board has lead paint --> replace the trim Ideally you want your house to be LEAD FREE CERTIFIED.

. - bring in roofing contractor- bring in plumbing contractor- bring in well contractor or city water price them both out- bring in tree trimming contractor- bring on general contractor for interior updates - get insurance coverage somehow while work is being done, a tree falling on a neighbor is a large concern.- id probably want two bids from most of themIt's possible and would be fun to do, just don't think any equity or value would be left.

I had an addition built onto my house this spring, GC'd it myself as well as did some of the work (insulation, HVAC, finish trim work, painting, all electrical, soffit & siding) and my site was prepped and I still spent over $100/sf.
