Each one has its own culture and governed by different rules.For example, if a state requires that contractors actually take pass a test to get their license, you're going to get a different kind of contractor than states where you can simply pay for a license (like mine), even if you don't know how to swing a hammer.

They are not receiving an ongoing commission unless this is specifically a commercial property - and those agreements are usually hammered out long before they go after a tenant for you.
