No hammer required!

While I can't be sure this is the case iwth your building - as there are some problems that need to be taken care of - be sure you're not taking a sledgehammer to a thumbtack. 

It's hard to imagine that you are getting a decent return on your time when you need to drive 5 hours to swing a hammer. 

Each one has its own culture and governed by different rules.For example, if a state requires that contractors actually take pass a test to get their license, you're going to get a different kind of contractor than states where you can simply pay for a license (like mine), even if you don't know how to swing a hammer.

They are not receiving an ongoing commission unless this is specifically a commercial property - and those agreements are usually hammered out long before they go after a tenant for you.  

What they don't know so well are approaching owners, valuation, title issues, getting a contract signed and taking a seller to settlement, they can bang out the rest with a hammer!

That amount even included a few new tools (i.e. new table saw, hammer drill, etc) I needed to do the work.Keep in mind though, I did a lot of the work myself.
