Your approach here seems pretty similar to sending out resumes - and it's a great strategy for the right audience.Great job.

They're quite correlated.When we pull out of this with a more nationalistic "north america first" stance growth and inflation will resume.

Sellers do not want their time wasted and if a broker brings a flaky buyer or a pretender to them trying some off the wall stuff then the broker will likely never get business from the owner again.If you have your personal bank account showing funds to purchase for the deal size you are looking in and a resume to include with very specific criteria  on what you are looking for then you might get on some internal lists. 

Things are starting to open back up, I agree with you and should probably reach out to any other RE groups in nearby towns and see if their meetings resumed yet. 

I use the Biggepockets tools but want a more in depth knowledge to add to my resume. 

But they are super robust and don't have very many settings and shoot a wide angle.

It should be robust considering the amount of money you are spending and the trust factor you place in the TK company.

When the windy season (or rain, if we get any in a given year) arrives in autumn, I take it down; the tarp generally lasts 2-3 years before needing replacement.Anyway, I'd like to replace that with a robust permanent structure, which I'm envisioning as being a similar structure as the tarp thing; two corners attached to 2x4s in the eaves, the other two out in the yard attached to a 2x4 or 4x4 set of wood posts, fastened securely to the cement surface in the yard. 

I spent about six months researching the area and the options, making about 40 offers (some of which ended up going for 100k over list), and looking for a "deal;" the prices went high enough that I nearly threw in the towel, but my numbers, discussion with current owners, and observation of traffic and occupancy over that time seemed to still point to a robust STR market.
