@Frank JiangI think most of us would agree that it would not be a prudent investment for a novice investor from Vermont to pay $500,000 cash for a property on the opposite side of the country that might only yield 3-4% +appreciation(Maybe/hopefully) per year correct ?

I just did a quick kijiji search $1600 for 4bed/2bath. posted 3/14/2016 What concerns me with prince rupert and terrace at the moment as a new investor is the fact that the population is so low 11k in Terrace and 12k in Prince Rupert, vacancy rate would be a concern.True that if the LNG goes thru you will truly be at the basement level of the opportunity for both equity and cashflow, but it's quite a risk for a novice investor with limited capital.

I am really stern about stuff like this because I've read sooo many articles in the news about how some novice landlord got scammed by a professional tenant because she didn't do a background check, didn't get rent upfront, didn't have a signed lease, etc.

I have gone out with a realtor to view some properties and being a novice, with minimal home repair knowledge, I am concerned about accurately determining the costs associated with repairs that may have to be made on the property to get the unit ready for rental.
