as far as getting started you made a great first step joining BP and utilizing the endless knowledge and education available here, while i do not have a lot of experience working with partners i do work at the moment with family and working with family can be a nightmare. but i have read that partners work out sometimes to be a strong investing machine i have a colleague that bought a 6 unit building here in town with 2 partners and they have a nice structure in there relationship. 

I finally got a decent deal and had to use Hard Money - after that It opened my world up to endless possibilities, then I backed myself into a corner and had to use Private money and that opened up a whole new, better world lol.

At BP, the possibilities are endless!

China now holds all the gold, Russia endless oil and gas.

We have a lockbox set up as usual for the main contractor’s project manager (Saleman), his runner, and of course my crews.

There are endless  investors  that want to buy with a mortgage., You want to deal from strength when making an offer.

No matter what Real Estate opportunity is presented to you, always remember that having a bigger box means endless possibilities.

I found it on the MLS and we started with a lower offer: they were asking 155K, but because of covid-19 their first buyer backed out and made us the runner up!

Otherwise, if you talk endlessly about many options, you appear to be more of a legend in your own mind with no real direction or solution.Always remember, even when buying, you are selling.

I no longer think Dallas is the front runner.
