That said, it is generating positive monthly cashflow and has "forced" me to get my feet wet / served as a personal proof of concept for out of state investment.I'm currently renting in a high-cost area of Sarasota, FL but am using my lease term as an opportunity to learn as much as I can about real estate investing to make as informed of a decision as possible about my next purchase.

I am not obsessed with MN market, I said twice, it's the one I have DIRECT MLS data feed for and that's why I am using that one and not talking of those I don't have direct MLS data feed to share. 

Prop management fees (10%)Any suggestions with respect to numbers that I am using above (do they look right or are they too conservative)? 

In addition, Belmar noise ordinances are pretty tight so one bad group can do some damage 😅.I did not use a Property Management company for my winter or summer rentals and I am using RentRedi to collect rent/maintenance requests and I'm liking it aside from the long hold on rents collected (4-5 Business Days 😒).
