BoA has stopped their foreclosures trying to get their homeowners to do a mortgage modification so they can get an original note signed by the borrower (not one of the banks robosigners that were signing up to 5000 documents a day to try and recreate the paper trail they needed to foreclose).

If I saw similar properties, in close proximity, that have sold in the last few months, especially if they were not on the market for very long and sold for cash, I would be all over the deal.The flip side is, if nothing has sold in that area for the last 3 years, I don't think I'd like to be the guy blazing the new trail, so to speak.

The problem with your situation is that there is no way to prove that the seller knew about the mold unless there’s a paper trail. understand that the seller who to the best of his knowledge knew nothing about the mold.

Audit trails are set to discover such activities.The other issue is folks getting "gift funds" mixed up with a "gift", nothing wrong with a gift given to you and explained as opposed a gift to buy a property, strings are attached, the gift is for this use.

This way everything stays together and there is paper trail directly through the closing entity.It seems like a lot but really should be seamless if dealing with a good title company and an experienced QI.
