My observation over 25 years, is first time developers on SFR make the home exactly the way they want it. 

Based on that it was a keen observation. 

If this was a long term slow event, not all Tenants would be observant enough to notice and report.At best, you might be allowed to consider replacement of the one room, based on depreciated value.

Quiet Hours - Quiet hours are to be observed between the hours of 11pm - 7am.

a quick (incomplete) update...i received a quote from them in about a week. actually, i thought it took too darn long. i had to bug them maybe 6-7 times to get it, got the "oh yeah, i am working on it, you will have it today" kind of responses.anyway, got them, scanned them quickly. general observations are that they think i am WAY over insured. they quoted actual values (half of what i have now) and their cost seems to be the same.again, have to dig deeper when i have 4 minutes free. they sent LOTS of attachment in the email and that was really confusing to me.not sure if that helps anyone though.

I was thinking about reaching out to a local insurance agent to see if they would discuss with me the any statistics or observations regrading the majority of the claims in Anchorage.

So, forums like this where they can lurk and observe without actively engaging make perfect sense for them.Engaging in meaningful discussions, providing valuable content, and showcasing your expertise can help attract the attention of potential investors.Regarding accredited investor status, it's much less of an important factor than you might.

I may be in the minority on this in my thinking, but I'm basing this on my experience and what I've observed and hear from a myriad of people who have invested out of state.
