@Drew Sygit I will do my best to filter through all of the advice, but I will say that everyone’s advice has been eye opening for sure.

I guess the other thing is that when I purchased it, I sort of drew a parallel to stocks - my Portland house was like a growth stock/hoping for appreciation whereas my New Mexico houses are like dividend stocks/income producers.  

We could not find the will.The attorneys where he drew it up had destroyed their files because they were from the 90's.
