Right now I'm just starting out.Looking for a duplex to purchase, and finance with NY SONYMA or FHA mortgage.I work an entry level job at a global bank, so I qualify for all the lower income mortgages, and I am a first time buyer.I am looking in the Buffalo, NY area.Right now I need a place to live in half of it, and rent out the other half.Is there a formula that I can follow to figure out what to offer, or what a deal is?

@JT Yourinson yes, chimerical lenders will allow down payment funds to come from helocs so long as the global cash flow makes sense.

With this will be the dismantling of the ubiquitous U.S. presence throughout the world in the form of 1) global military bases, 2) satellite regimes propped up with 'foreign aid,' and 3) wars and other covert activities to promote U.S. interests.What concerns me with the dismantling of the U.S. empire is that other interests (most particularly our largest creditor) will fill the void through military escalation, leapfrogging the U.S. in naval capabilities, and will begin to exert its muscle just as the U.S. recedes.

Pick the ones they feel best about that pass CAPs and cash on cash then make a few offers.OR wait for this global trade war to shake out our economy, stay in cash investments and wait for a better opportunity down the road while pounding the pavement in alternative areas that they might now know yet.
