I will try posting some deals I analyze to see if they are really deals.I just don't know how well these "deals" translate because I live in Canada, does that make a difference?

Maybe that will translate into a better rental price point? 

Using a layman's translation from the tax law jargon, here're those 3 key tests:You work 500 hours on the project orYou do pretty much everything yourself orYou work 100 hours on the project, and nobody else works more hours than you do on this same projectEach project that you want to include into the REP status must pass one of these three tests (or one of the remaining four tests that are even more difficult to pass.) 

We fully believe that having a great experience for the tenant translate into a great experience for us.

You will be able to have more units and that usually translates into more stable cash flow.  

I would say most SFH in my area (I'd guess we run cheaper than in your area) are 400-500 depending on difficulty and size, so if I try to translate that into 8 units, it seems reasonable, if not cheap?

Does it logically translate to larger units, or does your idea of a deal need to be modified?

@Steve Might, they may not "accept" EMD until acceptance but that does not translate into you not having to put EMD with your offer for it to be taken seriously.The way I do it is I write out a check for the amount of the EMD, the EMD is indicated in the offer and the picture of the EMD check made out to *WHOEVER*, as well as POF are included in the offer package.The *WHOEVER* is typically my attorney who is also my escrow agent. 

This translates toward Grovetown, Martinez, and Evans.
