Discounts can be applied to improve the yield but usually the discount is applied for a reason such as a defect in the loan but certainly those reasons can be to obtain a suitable yield to make the investment attractive.

If you learn to provide value to a developer in some way by providing your time, cash, locating good projects, vetting deals for suitability, etc. you can learn that way.

In short, Property A is larger and has a higher repair cost due to the high-quality materials than Property B, and in my opinion, Property A is not suitable to be a rental if you want to reduce the upkeep cost and turn around time for a new tenant.Both properties are located in good locations (close to schools) and I have rented out Property A before but due to property damage from the tenants, and the high cost of materials and custom features of the home, we decided not to re-rent this property and make it our primary resident.

If the shower and ADU don't have permits, the thinking should be it was not confirmed the unit is suitable for habitation.

It's just as likely that people will bargain shop based on the all-in price when a different rental would have been more suitable for a few dollars more a night.

So, the moral of the story is, go ahead and do SEO & PPC but in the meanwhile you've got to eat so use more immediate types of marketing suitable for your market and your budget.
