I would not recommend carpet as it is susceptible to stains/dirt and heavy wear.

Their lease is over the day they left,  you can charge them rent up to that day, on an eviction, not till the end of the month.2.Nicotine stained walls is something you can charge for, so I usually charged an extra $250.00 for just that.3. you need to send them a move out statement regarding their security deposit.. you charge for any rent owed, legal fees/court costs, and damages over and above normal wear and tears.

As long as they are not damaging it (no holes in walls, windows are intact, no major stains on flooring) and keeping it fairly clean that should be enough.

look at the walls or drapes in the rentals. smoking will eventually lead to nicotine stains on the either.

Did you stain them a little or just put a clear coat on the wood?

Half the time people compare the newly renovated property down the road with their apartment that has old appliances, stained carpet and needs a paint job.

@Linda S.Sometimes you read these chains of responses where each poster is obvious just trying to be holier than the last one...usually when it's a landlord asking about how to stick it to a tenant over something like a stained carpet or a ding in a door.

I closed on a house earlier this year and it was filthy, plus had major stains all over the carpet.

I would just poly them (which you can buy with a stain therein to make them darker if desired) and some new hardware would make them look like a million bucks.

To stain you need to sand / strip the old finish, it is more work then repainting.
