Here in CO, 5 day inspection period up front before addenda is signed, they are a little harsh on FHA borrowers, weeding out the flakes pretty easily.My least favorite to deal with?

I also agree with many posters that dealing with commercial tenants is usually more professional than dealing with residential tenants (less drama, less personal.)

Right now, $60k in just about any [turnkey] market will have more drama. 6 years ago when I bought, for example, $60k was an expensive turnkey in a lot of markets.

If they are true to their numbers, you are happy with their numbers, and have a low drama experience on the property management side- then it doesn't matter if the house is down the block or across the country.
