Some states have laws that address threats from tenants, and I believe the laws need to be amended to address this in Massachusetts.

I have been told that you can carry a loss back two years on an amended Federal 1040 and recover previously paid tax, but the same loss on your California taxes can not be carried back and is just lost forever.

If they are simply fiscal guarantors, they need not be informed (unless their child is under the age of majority) ... in this instance, it is still best to inform them, but you will need the consent of the tenants to so do (we usually advise the tenants they should inform their parents).The only thing you can do in this situation is execute a Lease Amendment (in some jurisdictions this is a standardized document) removing the departed tenant form the lease.

A constitutional amendment recently passed in TX that puts a cap in place for non-homestead properties (used to only be in place for homesteads), capping possible annual increases, I believe at 20%.
