If you're not going to switch to self managing have you considered finding a co-host?

I was introduced to this community by a co-worker who shares my interest in real estate.

She is open to having a co-signer added to the loan to make this more attractive for the bank.

What's the worst that can happen, you lose the property, and it gets FORECLOSED upon.If you dont have the DOWN PAYMENT CASH, borrow it, if you dont qualify for financing, FIND a CO- BORROWER, or work on your CREDIT, if you dont have the CLOSING CASH, more of the SAME. 

My question is if there a way to request the tenant have a co-signer even though it wasn’t a condition recommended by the report?

A co-signer is as good as nothing. 

Get a co-signer if you can.  

Co-living in large single family homes is a huge buzzword on Bigger Pockets at the moment, since Sam Wegert's episode #560 of the Bigger Pockets Podcast: https://www.biggerpockets.com/...Sam has a co-living Facebook Group (and even a private coaching session being held on Facebook Live every day this week - Google Sam Wegert on Facebook and it's not hard to find). 

As in most agreements with a co-signer, the language makes them responsible for all financial implications.
