From a non-financial standpoint; many people's ideal goal with real estate is to create a revenue source that would either supplement their lifestyle or provide the freedom to leave their W-2 jobs.

And then there is the BRRRR strategy where instead of selling to get the added value one refinances with the bank retains the difference.My goal is to supplement my retirement with income from rentals.

If the person loves their career and is looking for a retirement supplement and to create long-term wealth (and can eat the negative cash flow/has the cash reserves), then I think the equity play makes a lot of sense.

@Christian Wathne I was thinking maybe go half towards brrrr to supplement cash flow and support my dream of a farm and a RV park in wine country.
