Typically, cash deal is suitable, there are attorneys that can handle the transactions, closing cost are much higher than in the US.  

DSTs and TICs are often used in a 1031 situation where a suitable replacement property cannot be found or a suitable amount of property cannot be found so a DST or TIC is used to "round out" the purchase.  

The financial qualifications for investors will be spelled out in the "suitability" section of the Private Placement Memorandum (required if unaccredited investors are allowed), so prospective investors should always read this section of the offering documents carefully to make sure they are qualified before investing. 

Of the razor thin cross section of flippers I know around here, none chooses between the projected profit or anticipated ROI when evaluating the suitability of a flip.
