Here is something to consider if you are running on 1 thermostat you can consider installing a new wifi thermostat and you would have the ability to set up monitoring so when she tells you the house was "20" you can look back and tell her that it never went below 65 or whatever temp.

We use a variety of {ZWave/Zigbee} electronic locks, but mostly Schlage as they do not power the deadbolt which makes for a longer battery life.They provide our tenants with the ability to use their smartphones to open the door and provide us, though our building monitoring/management system, to remotely provision and manage access {i.e. we can easily issue a on-time, or one-day passcode to a tradesman}.We do not have this system universally deployed yet, but are gradually working it across our properties.

Neighbour decides not to clean up after his dog, you have the option of talking with your neighbor about resolving the matter, you could set up a camera or 2 to monitor who isn't cleaning up after their dog, and confront him/her or even go to the bylaw enforcement officer or police if you like or you could just humbly clean it up & say "Oh well.

Not only will it make your tenants feel more secure, but you can probably pass along the cost of the monitoring as well as charge a little more rent for that "feature."

In one multi-family book I read (I think Multi-family Millions) he suggests even partnering with an experienced investor and giving them a small percentage of your equity in exchange for monitoring the deal and even connecting you with useful professionals.
