The tenant owes us almost $2000 in unpaid rent, penalties, and accrued water bill.  

So out of curiosity, I double-checked the expenses to see if they were accurate and then ran the numbers...

Account Closed Im only asking out of curiosity and to add to my knowledge arsenal, but in today's market if the rates are still low, would it make much sense to a large institutional lender to call a loan that has an interest rate comparable to the current rates?

I'm looking into purchasing my first property in the next few months after accruing some more savings to either put money down for a rental or have some cash with a partner for a BRRR property.

Out of curiosity, who is your lender?

@Christopher Veljkovic, yea it sounds like maybe it's a requirement by the state, I did a little research out of curiosity and while I didn't really find anything specific it seemed like a typical clause like Nathan mentioned. 

So, this is something I feel I should know, but am not 100% sure about:So, once you have an LLC formed to hold your real estate and start accruing cash which will eventually go toward your next property, can you invest that money in the mean time in CD's in say a TD Ameritrade account.
