Jen,If the work involves removing or relocating walls, plumbing, electrical or heating trades, it's a good idea to check with the village or city if a building permit is needed.

Of course I am biased but I think Detroit's Midtown, New Center, East Jefferson, Corktown, West Village, Milwaukee Junction, Sugar Hill district, Eastern Market District, Detroit Medical Center, and soon Northend are where any investor stands to get a really great return on their investment since comparatively speaking these neighborhoods are hot and prices are still relatively tame compared to other cities seeing similar growth.

I talk to investors on a weekly basis who are having success in LB.Belmont Heights, Los Altos, Alamitos Heights, California Heights, Bixby Knolls, and Lakewood Village are all neighborhoods were you can find the "cookie cutter" type of flips that would be suitable for a newbie.
