We are basically rebuilding the vinyl villages of 2000- 2004 but only in NC and SC for now.

Jen,If the work involves removing or relocating walls, plumbing, electrical or heating trades, it's a good idea to check with the village or city if a building permit is needed.

Of course I am biased but I think Detroit's Midtown, New Center, East Jefferson, Corktown, West Village, Milwaukee Junction, Sugar Hill district, Eastern Market District, Detroit Medical Center, and soon Northend are where any investor stands to get a really great return on their investment since comparatively speaking these neighborhoods are hot and prices are still relatively tame compared to other cities seeing similar growth.

I talk to investors on a weekly basis who are having success in LB.Belmont Heights, Los Altos, Alamitos Heights, California Heights, Bixby Knolls, and Lakewood Village are all neighborhoods were you can find the "cookie cutter" type of flips that would be suitable for a newbie. 

Franklin Park is a solid rental area. teh village can be picky, but the rental pool is great there. 

I used to live in Ogden Dunes, Crown Point, and Lake Village.

I managed to even purchase my first triplex in December 2014 in Charles Village, MD ( really cool hipster part of Baltimore).

The compliance items are always super tricky when you are dealing with the village, and the electrical items especially get expensive quickly.
