I fully reject the idea that "now" is always the best time to buy, and that evaluating market conditions and being strategic on when to purchase is counter productive.

But an expense audit, as well as operational audit, putting together a strategic plan, etc can take a good business return and make it a GREAT business return. 

I have the information from a couple cities so far but need several more data points to make any conclusion and I'm hoping someone reads this and can help out.It may sound pointless but its incredibly important for a strategic deal I'm working on and any help will go a long way!

In my opinion at my current experience level, I am bullish on rent increases being strategically and slowly applied on an individual case by case basis unless you are turning a unit over before getting a completely new tenant.
