I've also seen some landlords talking about getting large mats to be used by doors if the flooring is water sensitive. 

@Brandon Whitaker you have to lose the sensitivity.

I found I was pulling myself in every direction and this helped me keep focus on the most critical/time-sensitive tasks. 

In real they are getting minature sized gains.The expected returns (and sensitivities) are fully disclosed...there is no ambiguity.What do you consider miniature returns?

(within subdivision,  parking spaces etc)o  Close to big employers and avoid those sensitive areas.o  Good schooling districts, easy access to public transportation etc.After some extensive research and to satisfy the above said points I have decided to acquire a land to build some rental units.

If there is a risk-standard or -criteria or -mandate in the the investment strategy then NPV sensitivity is great.

Consider 5/1 loans or even interest-only if you are sensitive to cash flow.
