Hi,I'm not up to speed with Homestead laws as they pertain to California.I am being solicited by what appears to be a private company with regards to filing for Homestead declaration status for our duplex.I heard something on a podcast a few weeks ago and so I'll have to start researching.To anyone who has current knowledge about the pros/cons and or general need to know facts about Homestead laws pertaining to California.Thanks so much in advance!

As for the tenants who's leases are expired, I am thinking about letting them know that rents will be raised, they can choose to stay and have their unit renovated and their own washer and dryer, or choose to find somewhere else they might prefer.I'm highly considering doing section 8 leasing with these 4 plex, so any other recommendations that pertain to section 8 requirements or that may yield higher rents as far as specific renovations go I am definitely all ears.All other Ideas or any advice whatsoever is greatly appreciated.

Third, pertaining to debt payoff vs investing, I like to approach it from the perspective of which provides the better return, i.e. if the rate of return from the investment exceeds the interest rate of the debt, all else being equal, it generally makes more sense to invest.One surprising way I learned to balance this in a realistic way was by playing a game.
