You're right, we've all met and/or know people who are "rich" because they drive a fancy car, live in a big house and identify as a VP of this or Director of that at work.

Many of these building "bones" are too expensive to redo AND cosmetically dress up the property with a 203k budget that makes sense and will offer returns.

The studio is nothing fancy, budget friendly for a couple with 2 small kids.

In their place are townhomes, SFH's and fancy apartment buildings. 1/3 as many people but a much higher tax base, etc.
