I'm contemplating an owner finance deal.

I own an income property (my first condo prior to moving away for my job) and I've been contemplating moving back into it, but here's where I need help.The condo is currently rented and the rent covers my mortgage and hoa with a bit of positive cash flow beyond that.  

So I was contemplating waiting a month until the market was "hotter" (mid-March for example).This is a 2000 sq ft single family home in a nice family neighborhood in Austin, TXSo what do you think?

Angie C. a couple friends and I are contemplating investing in an area near you,  I don't know much about Roanoke but where we are we are thinking of having around 7,000 in reserves for our first property.

I think my inability to obtain the financing initially contemplated voids the agreement.

I met a pair of friends this week who had an interesting arrangement that worked for them, and I'm curious if anyone else has contemplated this or come across it. 

@Kate Weinberg, There are a couple of different ways to accomplish the goal you're pondering - converting 5 rentals into one or fewer larger MF properties.The first and least expensive is to do exactly what you were contemplating - sell each one and do a 1031 on each.  

I am also contemplating purchasing some resources from Listsource.com to really get me started. 

I expect it to sell within 1-2% of that number.This is exactly the kind of thing the states contemplated when requiring licensure.
