The only way, by observation and asking repair, you get a new one is if it is an obvious life-safety issue (eg furnace has cracked line and it's spewing out CO).Nothing against them since they did repair a old Viking gas stove in the house, but I was lucky and had the one guy that had the right igniter.

From my observation we are seeing the ripple effect, where buyers can no longer afford prices in one neighbourhood and move to the next, therefore demand increases..... happy days I also have SFH that I purely hold for cash flow, an income stream.

My observation is that the big reason why vacancy is high in some properties is because of management issues (absentee/out of state, poor business skills, spouse dies and surviving spouse is over his or her head, etc.) or because the property and units have fallen into disrepair (often tied to the first issue, mismanagement).
