I am considering using the model for my rental in Brooklyn instead of having normal tenants.

@Keivan DariusHi Keivan,I've been investing in Brooklyn, NY for the last 2 decades and currently own 7 multi-family properties, 4 of which I had held during the Crisis of 2008/9.I wanted to make a slight correction in your posting:In reference to Figure-1: "This shows that vacancy rate dropped during the crash and got much worst as market start to recover in 2010."

I found a multi family building 3 unit 3 stories in my area brooklyn NY region and i seen it boarded up did a lil reseach found out there was a big fire that burnt the 2nd floor up but i use to live there as a child and i know it has great potential when rehabbed but i don't know how much a project like that would be and is it too much if I'm beginner ? 

I know parts of Brooklyn have been on fire the last 10 years and I think SFH that originally had bidding wars are now starting to sell just shy of asking.
