There will usually be a contractor there that buys 10+ properties, and bidding increases are 100, so you can really just hammer away and go back and forth..obviously with math... the lower the appraised houses are... the bidding "cushion" is only 10-30k.

I’d do it all myself but I’m more valuable at my job than swinging a hammer , he’s a writeoff on my taxes and to be honest I don’t want to be around my tenants or that area very long lol Jim K has given you great advise .

All you've done is put bigger bars on the cage in hopes he never breaks out.What you really need to do is figure out how to find good tenants that don't require baby-sitting or you standing over them with a big hammer.
