The security is certainly for the seller, not the buyer.There is another recent thread about Sub-2s that prompted this thread, I suppose most investors only see Sub-2s in this investing light, there are other acquisitions that can require taking title subject to other issues, not just an underlying mortgage.

This means that you're personally liable for anything that happens.Again, this will probably prompt some pretty hostile/contentious responses because asset protection isn't viewed as important from a preemptive perspective, but if you're sued down the road, you'll seriously wish you had created the LLC AND signed all documents in accordance with the LLC and NOT personally.Just my humble, yet thoroughly researched opinion.
