I think I'd like to own some of them.In fairness, I'm also not a big fan of 50% rule for expenses, or 10% for CapEx or X% for anything other than maybe property taxes, or real estate commissions, etc. where the bill is actually computed as a percentage of value. 50% rule implies that the expenses for a 1200 SF house renting for $5000/mo in SF is $2500/mo, while the expenses for an identicle 1200 SF house renting for $1200/mo in Phoenix is $600/mo ... that's just silly.

IMO, if you're going to offer an amenity such as a 'soaking tub' (that implies HOT water by the way), you should absolutely have the ability to fill it with HOT water and top it off a few times to boot.....maybe an 80 gallon.
