You'll want to think long and hard how you are going to phase the delivery and finished lots, as you'll need to carry those costs with either your own capital or bank debt until enough lots are sold to repay that cost.

In my experience, these people who charge these high rates and make all these claims lack delivery of the promises made and really do not have a true interest in your success, they are more interested in getting your money.This of course is largely dependent upon who the mentor is, but again, if you were at a paid 2 day bootcamp and the "upsell" was for this service, be careful!!!

I've heard of PI claims where a pizza delivery person got into an altercation with another tenant in the lobby of the building, and the suit tried to lead back to the tenant who ordered the pizza - but was protected by their renter's insurance policy.
