If possible use tiles in tin for rental and definitely for flipping Carpet: mid grade/high gradePaint: only one color paint/ between 2-3Lighting: update if needed/ definitely update with good stuffLandscape: minimal to attract people/do whatever is needed to get that curb appealJust ideas.

We are already approved for a conventional 25% down loan on the property, but the property requires some TLC to increase the overall value and attract great tenants (the siding on the house needs to be redone to boost the curb appeal & there may or may not be some mold in the basement that will need clearing.

My co-worker friend (who was about 8 months pregnant) was cooking downstairs when water came flooding through the light fixture, across the floor and into the dining room where they had just placed new laminate flooring.The "plumber friend" disappeared and my friend and her husband realized the value of owning (which they did not have) a water key to shut the water off at the curb meter.
