There is a pretty decent sized river that forms the border of my town, the Verdigris River. 

I have a SFH rental that is situation on the front third of a large lot which is bordered on one side by an unpaved township road.

But once you get to the website and do a search on the address you will discover that the border between municipalities lies right on the road that the development is on.

However exactly like this trip south of the border when I got started in real estate I knew absolutely nothing about anything but I knew that I would learn along the way.

Real estate agents are licensed by state, some states are reciprocal but unless your agent is from a border city or grew up where you are buying you should get a local agent because at least in theory they should know the market better.
