I'm not saying that all guests will react this way, but renting a house isn't a hotel where there is an expectation that services are provided (IMO).As for the cleaners not removing the trash, I'll play devil's advocate here, and my guess is they can remove it but thy can't 'dump' it into a dumpster that isn't paid for my you i.e. they are saying they can't illegally dump it in another property dumpster.

I am native to San Angelo for most of my life and now am a Firefighter and Real Estate investor of this great community. 

Makes sense, since the evidence is humidity or moisture is what reacts with the drywall, but at some point whatever the flawed content is in the drywall would be exhausted and stop reacting.  

Of course, as others have mentioned it would also be wise to take into consideration how the tenants might react--even if you are fine with losing them, it can still sometimes make sense to spread the increase over 2 or 3 years to increase the chances of them staying.
