I feel like there should be some sort of education or experience/mentorship program where someone guides you from start to finish in the investing process so you get first hand experience doing deals before completely striking out on your own.

I'm personally just settling in to buying my first home and rehabbing to prepare for a house hack, stash cash for the next year or two and be ready to strike for when real deals pop up.

Only a couple of places where your emotions (frustration/anger) showed through.Their response letter strikes me as off base and far more emotionally charged than yours.

Then when something came up in their strike area that checked the boxes they were all over it because they didn't doubt themselves when it came time to pull the trigger because of the homework they had done.Feel free to reach out anytime in regards to real estate investing in general or the local markets.

I'm finding that to upgrade to a proximity tag or intercom system type entrance access system for tenants I'll need to replace the doors with something that has the electric/magnetic strike. 

The math doesn't work for the 'renter' because of the poundage that has to be added to the rental agreement....you have to craft a timeline for the purchase to strike, then design your right of first refusal and it's non-refundable surcharge above and beyond the security deposit, and the monthly surcharge that is to be dedicated to the down payment.
