Brice Hall A lot of people are being misled
13 June 2016 | 123 replies
@Brice Hall I think the part you dont understand is you $250/mo # for capex is just ridiculous especially if you run that across a portfolio of many properties, and regardless of the price of the property the capex applies, does not mater id its a $30K house or a New house, the roof (if shingled I use steel one and done) will need replacing every 15 years, appliances, furnaces, water heaters ect, but most of it is cheap, I pay $300+labor say $600 total for electric water heaters, most furnaces are $750+ labor say $1750 total I can usually buy a stove and fridge for $1000, and that roof every 15 years is about $3000-$6000,  yea there will be other stuff, but if you amm it over 15 years your looking at maybe $100/mo what is the basis of the $250 figure?

Peter Morgan 100 amps vs 200 amps electrical upgrade
18 April 2018 | 6 replies
Hi ,I have a three unit with 100amps,100amps and 60amps capacity in each unit with 60 amps in the lowest unit.Lowest unit doesn't have a kitchen so I am considering to install an electric stove there but stovesrequire atleast 40amps to 50amps besides a 220-240 volts line so an electric upgrade seems to be a must.Would it make sense to upgrade to 100amps or 200amps?
Ralph Noyes Handling Deposit Refunds When Tenants Left Unit Less Than Clean

At walk through, fan blades were all caked with dirt, cobwebs and dustbunnies abound, hardwood and tile floors hadn't been swept or mopped, countertops not wiped, exterior of kitchen appliances not cleaned, stove top still semi dirty (stove was brand new a year and a half ago but she claims "it wouldn't wipe off"), kitchen sink with soap debris on it, food stains splattered on kitchen backsplash and baseboards, bathtub not cleaned, closet floors/shelves/blinds/windows not wiped down, and my favorite - remains of a carcass of a hawk (feathers and...?)
