All RE is local, just saying, that's what local is here.Another thing, there are people in my area, Realtors, attorneys, the DA and other investors that will go out of their way to lower the hammer on wheeler dealer types that screw over some home owner, at the very least their name will be mud and run out of town here.

You will quickly find out that the market is too fluid to hammer down on the exact process in which you will invest (even if you are simply wholesaling, it will change).

You do not need to know how to swing a hammer or when to swing it, but you do need the fore mentioned skills along with an ability to locate the same deals the rehabber is getting, plus have enough spread added for yourself.

I've been thinking about this more and currently I'd like to hammer out the approach I am going to take to try and buy adjacent properties.

The water beaded up nicely, did not soak into the product and I was able to get it all cleaned up with no damage to the floor.I've also dropped a hammer and a drill on it since installation, with no damage and a worker dragged a ladder across it and it didn't scratch.  

If you can hang in there for awhile, you may have some help once they're big enough to hold a hammer LOL.

We spent most of the day finishing the demo of the bathtub with a sledge hammer and then pulling up the sub floor.After I had removed the bathtub and subfloor I found that in addition to the joists, the beam was also rotten. 

It would be just like them to allow a ton of trade and commerce to take place where millions perhaps hundreds of millions or even billions of dollars would be generated only to jump in and hammer the entire industry right out from under the entrepreneurs who are participating in it. 

There are a number of far less expensive options that we go through first before we call the guy with the jack hammer.
