you could go to a few local investor meetups and see if you could catch a presentation from a real-estate oriented CPA or tax pro and then go talk to them afterward.

I will add that 30A is very much a high-end “family-oriented” stretch along the panhandle and most of all the properties you will encounter are large 3-5BR single family homes geared towards multiple families sharing a house for a week, with the peak being the July 4th weekend to before school starts at the end of August.

An architect that I recently sold something to on craigslist spoke to me about it just out of curiosity and said that due to location adjacent to the freeway and close to bart, it would likely qualify for some sort of transit oriented density bonus, possibly allowing me to build even more units (though logistically I'm not sure how I would add more than a single unit without dramatically altering the structure of the building by raising it or something similar).

You won't get the appreciation that you would get in the "township" areas, but the cash flow is going to be a little better.I am a bigger fan of the township schools (non-IPS schools) as these tend to be more family oriented homes that draw in better tenants who usually stay longer because they are getting their kids through school.
