I recently sold one of the rental properties in my other LLC via private sale and had this LLC invoice the other LLC at closing for a $35K 'facilitation fee" because I wanted to have more active income to contribute to my Solo K.

Invoices are emailed or texted and filed under each property on my PC. 

Make a purchase for 25- 50 dollars at 2 accounts first then wait 2 weeks and make another 2 purchase at different trade accounts.Making sure that the invoices are paid 2 weeks before due date.

The seller can get you most of the information via tax returns, contractor invoices paid, etc.

But when I looked over the house Inspector's report, I noticed the House Inspector's report had the cost for the Pest Control Inspector's visit at the bottom of his Invoice.

However, you should reach out to an accountant once your return gets more complex.An accountant should be able to provide you tax strategies in addition to preparation of your tax return.In regards to the turf and wall updates - can you go back to the contractor and request an additional invoice or confirmation that it was paid.The $5000 should be added to basis since the update was made prior to the property going into service. 

I send them an invoice for the fee I am charging.
