We rent the house for $1800/month {could get $2000} and all utilities are passed through to the tenants.We are entertaining another identical house in the neighbourhood - this time around we are more experienced and I think we can produce an even more efficient result for <145K (all in).

There was some minor repairs that we had to do:The previous owner took one (of two) medicine cabinets out of each bathroom.They took the appliances.They took the ceiling fans, but the bank had already replaced them.They left the garbage disposal, but took the plumbing under the sink.Took every door stop in the house.and, my favorite...They took the middle hinge off of the interior doors (I never did fix that).Took us about $1500 to finish the rehab work, and during that time, some thieves stole my air conditioner.

Not necessarily. general aging of the property would indicate cap rate increases, but if youre adding value with stronger capex or better tenants/leases, then the cap rate can go down. of course, it all assumes interest rates are identical to lending at entry.
