The first zip code's (48215) deadline was 8/1 and they are now issuing $750 tickets for non-compliance (ouch!)

You assume that you qualify as a real estate professional, and maybe you don't.You assume that qualifying as a real estate professional is helpful/necessary to you, and maybe it isn't.You assume that you need cost segregation, and maybe you don't.Lots of assumptions.And unfortunately, very few CPAs are able to accept new clients this close to the deadline.

Months past the deadline!

CPA says my deadline is this Friday.  

Due to my decision having an extremely close deadline, I was not able to contact the individuals that offered further assistance.

If the issue will take longer than 20 minutes or it's a client who is tenuous for being a repeat client, or I am in the middle of tight deadlines, I will estimate the amount of time it will take me, give the client an estimate and ask them if they still want me to proceed.  

For example, if I buy a piece of land and it takes me 12-months to receive entitlements, do those 12 months count against my 30 month deadline or does the clock only start once I have approvals?

They open a case for you with L&I, and there are deadlines they are supposed to meet once that gets underway.

Deadline for tenants to apply is about one week from today, so get this to your tenants ASAP. 

Therefore, do not fall too much into details but rather focus on following closely the deadlines established in the master plan.
