In your circumstances, you will need to talk to an architect.

Specifically how are:  Property Taxes; New Construction/Remodel prices per SF; rental rates; appreciation for buy and holds; availability of quality GC's, electricians, plumbers, tiler, handymen, RE lawyers & title companies; architects.  

We worked with an architect to design this remodel addition and when it was time for the project to start we hit the "snag".  

I know we do some small projects, so I'm curious where you guys see the need for an architect. 

Depending on the project, you may also be able to set up an interest reserve so the monthly payments are taken from the reserve you have allocated on the construction budget.The key is having all the right experienced team members on board from your architects, engineers, consultants, contractors, subs, lenders, etc.
