By completing it as 'condo' (which was physically no different that the SFR)the client was able to sell individual units that to any observer look like a SFR.

From what I've observed you shouldn't be worried primarily about the funding.

Talking to locals of the area, they will tell you that right now is the most movement and activity they have seen in Rocky Mount since living there 20+ years.These are just some of my observations. 

There are more experienced people on here that can probably give you the best answer but here would be my observations:1) Living in CA I don't think your investment will be all about just cash flow.

What I have observed over the years is I think probably 6-7% gets you better rent bumps and probably a higher end number. 

But you have to manage, observe, and communicate constantly!
