By completing it as 'condo' (which was physically no different that the SFR)the client was able to sell individual units that to any observer look like a SFR.

Then, an eviction action can be brought against the tenant for non-compliance with the lease, and you will likely have to go to court to testify since you are the one that observed the dog at the property.

There are more experienced people on here that can probably give you the best answer but here would be my observations:1) Living in CA I don't think your investment will be all about just cash flow.
