Your lender -- assuming you're taking out a mortgage loan -- will require that you buy a lender's policy (also called a "mortgagee's policy") to pay for its legal defense costs and reimburse any mortgage payments you can't make because you've lost the house to someone else's claim on it.The lender may also require you to buy an "owner's policy," covering your own legal fees and other losses, as yet another step toward protecting the lender's collateral.

If you owe the seller the amount that the title company paid them, then you will need to reimburse the title company.

The biggest reason which will be rare will be from withholding the security deposit after they go which will result in you possibly having to reimburse them ..or possibly somebody slipping and falling outside and your insurance will handle that .

I did buy it from a wholesaler and they have said that they will give back their fee as long as title insurance reimburses for the rest of it.

We do stipulate in our lease that the included water is based off of normal use and usually add an amount of gallons/month we are including based off the number of occupants on the lease, but I'm not sure how hard it would be to get reimbursed for excessive use in the event that happened.
