If your credit is weak maybe see if your parents would be willing to co-sign or help with the deal.

However, it is a potential weak spot as it is very susceptible to moisture damage and there is a lack of accessibility to make any repairs which is why the GSE's will not underwrite them.  

Weak years right after we bought it, at the start of that five year period, hurt the value and we had to do a cash-in refi.  

There is a bunch of junk out there trying to sell for 7 caps but low quality retail tenants,sub-standard locations, inflated rents, leases coming due soon,weak guarantees and leases,etc. 

@Jay Hinrichs When a potential tenant leads out by saying they'll pay a year up front, that signals to me that they are trying to compensate for a weakness in their application.  

If you just have weak or cash poor buyers you need to keep your list as they probably just have their money tied up for the time being.

This city isnt for the weak of heart so be careful if you chose to invest here

We each have different roles, different strengths & weaknesses. 

If you don't pay, the free leads from there are just the scraps left over after the paying members have picked thru them (totally cool, that's the way their model works...).You're right that the numbers are pretty weak, and I don't completely trust the numbers you get.
