Wth the buzz in the area, I bet there isn't much room for error 

The pot train is rolling now, and within 5-8 years many more states will have some form of legalized recreational marijuana, and the buzz (no pun intended) is going to subside.  

The ‘buzz’ in our office working with investors looking for short-term holds has completely vanished.

Legally nowadays it can be though...you could budget $2000 for removal and be pretty safe....So depends how bad you want the place and what your ROI is......

But nowadays, I have established a good communication channel on issues, such as landlord responsible repairs or HVAC maintenance reminders, so that they are rectified in a timely manner.I now have three commercial properties, and applying these lessons has been quite helpful.  

Nowadays, you don't need the experience to do SFR, as there are many turnkey providers in the market and many of them are high quality. 

The RE market has been buzzing with news around the keyword; temporary buydown. 

Its a tougher time to fine these nowadays but they are out there the more you look.

Also- there is some buzz about Amazon potentially moving into the area?

Hard to find a deal nowadays justify all fees and still make decent return.
