I do not know about your state, but in CA, we can't really stop workers from forming their own company, quitting and working for somebody else even your competition.As you have mentioned, it takes THAT much of your time, and you do everything fast because you don't have to think twice, take the "time consumed" on what you do now, multiply it by 3, that is how many hours you will be paying for them to do it.

One thing you could do if this is a dealbreaker for you and the numbers is before cancelling the contract, figure out the average price/SF of the recent sold comps, multiply that number by 500 SF, and ask for a reduction in price of that amount.

In fact, if you were an unscrupulous guru, you would multiply that $50,000 profit by 365 and say that this was an annualized profit of $18,250,000 (even though you probably don't have a prayer of doing a deal like this every day)!

It would be prudent to determine your NOI and the gross rent multiplier of the area to ensure that change will actually result in a significantly increased valuation.

This sucks and is frustrating, and just FYI my "theme of the month" for July 2017 is in fact (much to my dismay) "sellers that are not qualified to even sell their home," so I've got your frustration spread across multiple transactions, with multiply buyers losing their minds.

I typically multiply Gross Income by 40%-45% for the expenses to be on the super conservative side.

So as to clarify a bit, we have access to money sources, but said sources will need to multiply over time so as to as to allow for growth.
