Hi everyone,My wife and I are new investors looking to purchase our 1st out of state investment and are very interested in STR.We've been looking at properties around Lake Royale in Louisburg NC (we heard from family in the area that this is a new vacation hotspot) and we have found some promising properties.The thin is, most of these properties are comprised of empty lots and mobile homes.

In my experience, cash transactions are prevalent in this area.Currently, I am assisting a client who is in the process of securing Mexican credit based on their Canadian income.

We poured a floor a week on a 38-story building and EVERY week, the prime rate went up a point and stopped somewhere around 19%...so much for griping about today's rates.The market we were playing to was the new "empty nesters" that were emerging and wanting to sell their homes on Lake Washington or the gold course and move into downtown hi-rise living in a then gentrifying city.The only thing that allowed the project and me to survive was my "bodyguard" money partner, a Canadian bank that gave us the ability to hold ~130 units until the rates came down from the clouds and some form of rate sanity returned.

I am looking for an accountant and an attorney that deal with Canadians investing in the US.

We love it but the real estate market is dominated by mostly wealthy Americans, Canadians and Europeans(Gringos).

I am a Canadian with no US credit history so getting a construction loan on something like this seems to be impossible.
