That sounds like a strategy that some of the YouTube gurus are teaching to wannabe investors with no money or experience and that is going to end up with a lot of deals going sideways as these buyers will probably fail because overpaying is obviously a bad strategy to begin with.

I know a lot of folks that started with 1 or 2 properties that they bought from A turnkey rental seller and then went on their own, after all, purchasing and owning A rental property is the real experience it is far more hands on then any course your listen or video youll ever watch, so for someone that has the funds and is eager to learn the real way, and is okay to not make his full top profit of their first few investment properties it would be an idea for them to start with A turnkey seller.But as mentioned here, it definitely comes with A certain price tag, although for some starters they can pay up even more when they start on their own, and with A turnkey seller they'll actually save money.It all depends on the investors capabilities, experience, guts, funds avail, time (if you got they full time job besides real estate) etc...

It was written before the days of YouTube, so it's not full of the common nonsense where authors sell a course, send you to their website for downloads, or write a follow-up with additional "secrets" they forgot to put in the first book.Long-Distance Real Estate Investing by David Greene was another good one.

All the people who do not live there are sitting around in our underwear getting fat on our couches and are like "yeah they are mismanaging a wildfire" and most of us cannot put out a candle never mind a fire - like we are all now experts on how to put out wildfires.... the cow mtn fire in Lake co  Ca in 1981 the fire line was over 10 miles wide and moving at 10 to 15 miles and hour I sat and watched it from my house only thing that kept it from getting to us was the pear orchards. sky is dark as night and ash everywhere and in that fire the temp was about 108 or so.. its other worldly no stopping it.. .same kind of terrain and fuel load as LA vegitation.. heavy brush..

We're likely in decent shape the next year or so, but in my mind, inflation will be key to watch. higher inflation will mean higher rates- may be good for property values if the overall economy stays strong, but inflation will likely raise interest rates.
